Home Staging - What Is It and What Are The Benefits?

Rosita McLaurin, REALTOR, Certified Home Stager February 14, 2019

As sellers, are you inundated with the costs of selling and then adding home staging fees? It can be overwhelming and confusing to understand what "home staging' is and what the benefits are. Allow me to bring understanding.

Wikipedia's definition: "Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money."

Some sellers are not confident in the power of staging a home to sell. Let’s take a moment and think back to the times you went to view open houses.  I'm sure there were houses that were vacant (with no furniture at all) or maybe sellers were living in the home.  And then there were homes that were staged. Tell me of the 3, which was more appealing to you?

It’s common for buyers to get distracted when seeing the seller’s personal 'stuff'. Buyers may feel the home is cluttered with too much stuff.  Unfortunately, buyers end up focusing on the "stuff" in the home instead of seeing the true beauty of the home!

Buyers want to see the space and all the uniqueness of your home.  IF Buyers can picture themselves living there, they are more apt to submit an offer.

Yes, I understand it can be a hassle to sell your home, especially if you are still living in the home.  Then add the inconvenience of leaving your home for open houses and buyers coming to view your home - it can be daunting.  However, this is all part of reaching your goal of selling your home for highest and best price.  And optimally, in a short amount of time, right?

Home staging offers you a solution to your goals ~ stage your home, get pre-packed, potentially receive offers quickly and close in a timely manner!

The key to selling your home quickly is to attract buyers to come see your home AND stage the space so that buyers can visualize living there.  How is that done?

First, as a seller, there is a shifting of your mindset from "this is my home" to "my home is now a product to sell."

According to the Real Estate Staging Association, through “home staging”, sellers can invest a little bit of money into their sale and earn themselves a huge, huge return. Furthermore, homes which are staged before going on the market usually sell 73% faster, on average, then their non-staged counterparts." (Feb 5, 2019)
